Boutique Smart Villa

A beautifully proportioned detached Lakeland self catering home is set within its own grounds & only a 15-minute walk or a 3-minute taxi ride into the bustling village of Bowness on Windermere next to Lake Windermere. The design, technology and facilities in this smart Villa are incomparable to anything else in the letting market today.

The Brief

After completing similar, albeit smaller projects in the local area and them enjoying overwhelming success, we were approached to scale up this recipe, this time for a large 3 bedroom, 3 bathroom period property in Bowness on Windermere.

The Project would involve a full renovation of the property, and would be packed with technology, from door entry and security systems to multiroom AV.

In early site meetings the cellar of this property was pointed out to be a great space and would be great to make use of it the context of hospitality, after a small amount of pondering how we could make use of the space, it was decided a dedicated basement cinema room would be a great USP for the property.

Along with these features, the door codes and security would need to be controlled remotely, as their is no staff on site, so the sister-hotel of this project would need the ability to control the door codes and monitor the property from their reception down the road.

Our Solutions

For the ground floor lighting we opted to use Rako as this allowed us the flexibility to use both warm white lighting and colour changing LED to add a fun accent colour to the spaces, allowing guests to pick colours for the rooms while they enjoy their stay, although somewhat of a novelty, users seem to enjoy being in total control of the space.

For the audio systems we opted for our go-to Sonos and Sonance combination for ceiling speakers and amplification, this allowed us the flexibility off adding zones to the bathrooms and hot tub areas with ease.

To control all the spaces we built a bespoke user interface for the on wall iPads, to allow guests to control everything from the lighting to the volumes of the speakers and picking movies in the cinema.

For the cinema room we used an Epson Laser projector to cut down on maintenance costs of guests leaving it on – lamp based projectors don’t last long in hospitality environments, and built the front wall off to house all the in wall speakers. We built the coffee table around the subwoofer as there was no space left in the room when the seats were fitted.
